After getting the eCAR from the BIR, the final step of transferring the land title to the new owner is by submitting the required documents to the Registry of Deeds branch where the property is registered.
In our case, it is the Urdaneta branch.
As I mentioned from the last part of my previous post, we went straight to the Registry of Deeds right after we got the eCAR on December 10.
Unfortunately, their WANLink System was down so they couldn't process it.
Since we're already there though, we had our documents assessed, just to be sure that we have all the requirements.
As per the below checklist, we needed to pay the Realty Tax Clearance and Sales Tax at the Treasurer's Office which is located at the old Municipal Office of Urdaneta.
I also forgot to attach the photocopies of all of our IDs (sellers and buyers), that's why it was also handwritten at the top right corner. But we already have it in a different envelope.
I also already bought a long folder but left it in the car. So yeah. 😅
Nonetheless, we're only lacking the Realty Tax and Sales Tax Clearance.
The rest of the documents that was checked, were arranged and stapled by the assessor and gave back to us.
We postponed going to the Treasurer's Office that day because we won't be able to submit the documents anyway.
We waited for a week and went to the Treasurer's Office on December 17 to pay.
I wasn't sure which documents to give to them, so I gave all the documents that the lady from the Registry of Deeds arranged and stapled for us.
We were then given the computation with the total for payment.
After withdrawing money from the nearby bank, we paid a total of Php 4,050.
After getting the clearances, we headed back to the Registry of Deeds.
Fortunately, their system is now working and we were able to submit the documents.
There were only few people transacting with them so we really didn't have to wait that long.
We were given a calculation of fees we need to pay.

After paying to the cashier window, we were told that we will be able to get the new title after 21 working days.
I took a photo of their contact number so that I can reach out first after 21 working days before going to them.

In summary, the documents they took are:
- Deed of Absolute Sale (notarized)
- eCAR from the BIR
- Original copy of the title (owner's copy)
- Realty tax clearance (with seal)
- Special Power of Attorney (for the seller's wife)
- Tax declaration
- Sales tax (with seal)
- Photocopy of valid IDs of the sellers and buyers (1 each)
- Long folder
