How to Order a Certified True Copy of Title Online via LRA eSerbisyo

 It is pretty easy and straightforward, actually.

You only need to know the following details of the title you're going to request:

1. Registry of Deeds, which is indicated on the original title.


2. Title Number, which can also be found in the original title.


Once you have that, you just need to log in to https://eserbisyo.lra.gov.ph/.

Click Register if you still don't have an account with LRA and fill up your information like the below:

You can do this on your phone, but I prefer using laptop because it loads too slow when I used my phone.

Once you're logged in, click on Request for Certified True Copy.


Your information will be automatically filled based on your registration details, just double check if it's correct.

Scroll down and click Add Title.




Choose the branch of Registry of Deeds where the title is registered.


For the Title Type, there are 3 options to choose from, TCT, OCT, and CCT. Since this blog is for TCT, choose TCT. 😆


Enter the Title number and the Number of Copies you want to be delivered and click Save.

This is the breakdown of their fees:


Because the title that I requested has 4 pages, the amount due for me was PHP 721.35.

If you are okay with the fees, you can click Submit Request.

You can see the status of your request by going to My Request.

To make a payment, click on Make Payment.



You'll then be redirected to the Payment Summary Page.

If you scroll down, you will see the payment methods accepted.



For me, I paid via GCash so that's what I chose and clicked Make Payment.

It opened a page with a QR code.

Since I'm accessing LRA using my laptop, I'm now able to use my phone to scan the QR code.

I logged in to my GCash app on my phone and scanned the QR code to pay it (take note: there's an P8 service charge when you pay via GCash).

Once the payment is done, it should automatically update the status on your LRA account.

I also received an email confirmation for the payment I made.


Then, you just have to wait for the TCT to be delivered at your doorstep.

My first order got delivered fast.

I paid on August 12, and it got delivered on August 18 by 2GO Express.

While my second time took a while and I had to follow up with them to know the status.

I paid the second one on August 30, and I had to follow up on September 9 because I didn't see any change on its status nor received any update for it.

By September 15, I received an SMS message from 2GO Express that they will attempt to deliver my package that day.

Just to note that the first and second orders are two (2) different titles.

So yeah, I guess it varies on each titles. Maybe it took them a while to find the second title. 🤷

But for me, I prefer this LRA eSerbisyo because in my case, the land titles I requested for were being transferred from Lingayen to Urdaneta branch, so there is no way to get it in either of the LRA branches and going online was the only option.

Or else we'll have to wait until it is fully transferred to Urdaneta before we're able to get it, and I don't know how long that will take.
