DIY: Transferring Land Title, Part 2: Registry of Deeds

 After getting the eCAR from the BIR, the final step of transferring the land title to the new owner is by submitting the required documents to the Registry of Deeds branch where the property is registered.

In our case, it is the Urdaneta branch.

As I mentioned from the last part of my previous post, we went straight to the Registry of Deeds right after we got the eCAR on December 10.

Unfortunately, their WANLink System was down so they couldn't process it.

Since we're already there though, we had our documents assessed, just to be sure that we have all the requirements.

As per the below checklist, we needed to pay the Realty Tax Clearance and Sales Tax at the Treasurer's Office which is located at the old Municipal Office of Urdaneta.

 So you bought a residential lot and would like to transfer the title to your name.

How?

To simplify, there are 2 steps in doing so:

1. Get an eCAR from BIR.

2. Submit the required docs and eCAR to the Registry of Deeds, and wait for their notification via SMS that you're title has been transferred and is ready for pick up.

Simple, right?

But TIME CONSUMING (because of the queues). 😮‍💨

Nonetheless, since we're doing it ourselves with the residential lot we have acquired, I'll share with you our experience.

 It is pretty easy and straightforward, actually.

You only need to know the following details of the title you're going to request:

1. Registry of Deeds, which is indicated on the original title.

2. Title Number, which can also be found in the original title.

 After hubby won his roundtrip flight to Japan last February 9, 2025 at the Pokemon Run Philippines, we started researching and preparing our documents for the Japan Visa application.

Because of the announcement that the Japan visa application will be solely submitted to VFS Global starting April 2025, and due to the influx of applicants, we decided to observe first.

And they're mentioning that it's hard to book a slot from the VFS Global's website anyway.

2025 Late Car Registration Renewal at LTO Binalonan (We were power tripped!)

 The car's registration renewal was due in the second week of July, but we were busy with the Japan visa application back then so we were only able to look into it now.

We went to the nearest LTO branch today, August 13.

We left the house at 1:15PM.

It was about a 20-minute drive from home.

When we arrived, we were advised by the guard to go straight to the inspection center, which is just beside the LTO office, to ask for the requirements because the queue to the assistance desk is so long it will just take us more time.

We did so, and at the inspection center we were advised to go to the emission testing center, which is also near them.

Lucky, my phone's battery swelled 🙄

Kung sinuswerte ka nga naman.

After I got my phone's screen replaced, now the battery decided to swell.

Is my phone cursed?

My husband and I have the same phone model, and while he's overusing his like it's always drained or charging it when it's already at 5% while playing Mobile Legends, he hasn't had any problems in its screen nor its battery...

While mine, which I only use for online shopping, chatting, watching videos, and playing Shopee games, already spent Php 16k for the screen replacement, and now, the battery. 😑

Pokemon Run 2025 Philippines, Hop Inn Aseana Experience and Everything in Between

 My husband won a roundtrip flight to Japan!!!! 🤯

Okay, sorry, I got so excited.

But honestly? I didn't expect there would be a highlight like this in our Pokemon Run experience last week.

Everything was a fail on D-day until the final raffle draw.

But before that, let me clear things up for those who are saying the registration slots for the run were bought by scalpers (because I read this a lot on Runrio's comments section whenever I'm visiting their page for updates).

SOLVED: Pink, Green & White Lines on my Samsung S22 phone

 I won't beat around the bush.

I got my screen replaced at Samsung Service Center Dagupan and that's what solved the problem.

How much?

Php 16,450.

That includes everything: the screen & the labor.

Yes, that is expensive.

But I realized why after I got my phone back.

Dude, the sides of the phone were part of the replacement.

It was almost half of the phone.

This was the old screen that was replaced.
